An East Huntingdon shopping plaza near the intersection of routes 119 and 819 has been sold to an Oakmont-based development firm for $8.5 million, according to filings with the Westmoreland County Recorder of Deeds.

PDQ Israel Family Countryside L.P. of Pittsburgh last month sold the 16.9-acre Countryside Plaza property to Mt. Pleasant Realty Associates. Daniel Abramson, president of PDQ Israel, could not be reached for comment.

Countryside Plaza has about 20 retail stores, a bank and and restaurants in a plaza with 198,000 square feet. JK’s County Market, the anchor tenant at the shopping plaza, closed in August 2019.

Joseph Kallen, general partner of Mt. Pleasant Realty and president of Busy Beaver Building Centers Inc., stated in an email Monday that the firm plans to move its Busy Beaver store into the vacant County Market building because it has outgrown its 25,000 square feet of space in its current location along Route 819. The store has operated on a hillside above the County Market building for the past 25 years.

When the grocery store closed in 2019, Kallen said they began to consider relocation options with PDQ Israel Family Countryside. As those discussions progressed, Kallen said the concept of purchasing the center took shape.

The conversion of the supermarket store into a home building supply site has started should be completed around June 15, Kallen stated. Busy Beaver then will install the necessary fixtures and stock it with merchandise, including an expanded and improved assortments in lumber, building materials, seasonal, hardware, paint, electrical, plumbing, flooring and home goods. The company anticipates opening the store before Labor Day, Kallen said.

In addition to the site in East Huntingdon, Kallen said its new location at the former AMC movie theater along Route 22 in Salem is to open shortly after the East Huntingdon store. Busy Beaver operates 25 home building supply stores in Western Pennsylvania, Ohio and West Virginia.

Kallen’s Asset Management Associates Corp., which is described as owning and managing commercial real estate.

PDQ Israel Family Countryside acquired a 21-acre property containing the shopping center in July 2012 for $9.1 million from Colony Development Co. of North Huntingdon and Countryside Shopping Center Associates.
