New year, same meteoric housing prices in San Francisco.
Interestingly, San Francisco ended 2022 on an unexpectedly positive note for buyers: Year over year, it had the largest drop (5.1%) in median home prices out of any metro area in the country. But the city's real estate market still started 2023 from an unforgiving, unattainable place; it remains nearly impossible to find something "affordable" here.
In January, there were a few surprising sales for under $1 million, including in the Outer Richmond and Outer Sunset. On the whole, though, the number of sales for sub-seven-figure properties was about on par with prior months when we dug through Zillow.
Below are our finds from the first month of the year.
641 28th Ave.
Neighborhood: Outer Richmond
Sold for: $999,990
Yes, it's true: This is a real-life, honest-to-goodness, three-bedroom, two-bathroom home that sold for just under $1 million in the Richmond District. Clocking in at 1,975 square feet, the property — constructed in 1921 — is plenty spacious. Interior photos are relatively sparse; it looks as if this needs some TLC, but not a full tear-down.

Neighborhood: Portola
Sold for: $983,888
Listed as three bedrooms and two bathrooms, this home sold for approximately its asking price after a little more than two months on the market. The listing agent says the kitchen was remodeled, and the hardwood floors are newly refinished.

1 Chicago Way
Neighborhood: Crocker-Amazon
Sold for: $996,000
Full of bright colors and tons of natural light, this Crocker-Amazon property is one of the more polished-looking San Francisco homes under $1 million we've seen in a while. There's a cute corner booth in the kitchen, three fairly large bedrooms, and a little bit of backyard space.

Neighborhood: Oceanview
Sold for: $950,000
A fully detached home with at least four bedrooms (the listing is confusing and oscillates between four and five bedrooms) "on an extra deep lot with potential to expand." It was on and off the market since November 2021, and just recently sold for well under that original asking price of $1.18 million.

Neighborhood: Crocker-Amazon
Sold for: $960,000
The upstairs space has bountiful natural light, hardwood floors and what looks to be a renovated bathroom as well as kitchen. The downstairs area doesn't have much to offer besides a garage and a second bathroom. Built in 1946, this property comes in around 1,200 square feet.

Neighborhood: Bayview
Sold for: $820,000
There's lots and lots of work left to be done at 1943 Jennings St. For now, the bare bones of a home seem to have been spliced together, complete with a whole bunch of carpeted floors that presumably won't stay forever. In its full form, this is a two-bedroom, two-bathroom home with 1,533 square feet of space.

Neighborhood: Outer Sunset
Sold for: $995,000
This listing sold for its exact asking price from November 2022. It's only 1,190 square feet, but is located off Judah Street, meaning it's got plenty of super accessible transit options, like the Muni N Line.

114 Parque Dr.
Neighborhood: Sunnydale
Sold for: $918,000
The listing agent's description for 114 Parque Dr. is fascinating, which makes it a shame there are no interior photos. At 2,260 square feet, this is much bigger than most properties in San Francisco that sell for under $1 million. The kitchen apparently has "high-end European cabinets" and a granite countertop, and one of the bedrooms "has a custom wardrobe installed as a luxury walk-in closet [and] office space" that could be turned into a separate bedroom.
