Brooklyn Real Estate Six Months Later: All Four Sold - Brownstoner

rinwengi.blogspot.com

As summer turns into fall, we’re back to take a look at four of our featured listings from six months ago. This week, we have homes in Prospect Lefferts Gardens, Greenpoint and Bed Stuy. How did they fare?

First up is a nicely laid-out one-bedroom that has lots of period details, plentiful storage and a location just blocks from Prospect Park. There are hardwood floors, arched doorways, a niche in the foyer and a sunken living room — all details that give a hint to its 1930s era roots. This former Co-op of the Day sold in July for the asking price of $575,000.

Next is a spacious one-bedroom with classic vintage features, good storage and a recently updated kitchen. It’s located on the second floor of a 1940 elevator co-op across the street from Prospect Park near Lincoln Road in Prospect Lefferts Gardens. This former Co-op of the Day sold in September for $590,000, which was $5,000 below the asking price.

In Bed Stuy is an attractive Romanesque Revival brownstone that is dripping with original details and perhaps just needs a bit of spiffing up to bring it back to glory. The four-story house is a legal two-family currently set up as a single-family. The original details include multiple carved wood mantels, stained glass, wainscoting and built-ins. All that detail dates to about 1894. This former House of the Day sold in August for $1.58 million, which was $219,000 below the asking price.

Concluding this week is a well-kept house in Greenpoint that has undeniable curb appeal and a plethora of original details, as well as an updated kitchen and bathroom, both with charming vintage elements. A legal three-family currently used as a single-family, it’s set up as a floor-through apartment (or guest quarters) over a triplex. The inside is choc-a-bloc with original details, including in the entry and the front and rear parlors, where the ceilings soar 10 feet high. Both parlors have their original marble mantels, and a rare original heating stove is intact in the firebox in the rear parlor. This former House of the Day sold in May for $2.425 million, which was $225,000 above the original asking price.
