Brooklyn Real Estate Six Months Later: Two Sold, Two in Contract - Brownstoner

This week, our look back at four of our featured listings from six months ago focuses on properties in Clinton Hill, Prospect Lefferts Gardens and Vinegar Hill. How did they fare?

First up this week, we have a flex one-/two-bedroom unit that has two rooms facing the street, the living room and, through french doors, a bedroom/dining room. It’s on the second floor of 116 Cambridge Place, an early 20th century flats building that is now an income-restricted HDFC (Housing Development Fund Corporation) co-operative, one of the many properties taken by the city in the 1970s and 1980s and sold to tenants. This former Co-op of the Day, a fixer-upper, entered contract in October.

Next up, we have a Tudor Revival that is part of the intact Chester Court development, a one-block cul-de-sac framed on either side by matching rows of houses. On the interior, this one has living spaces on the first floor and two stories of bedrooms above. The main level has a parlor at the front with a window seat and built-in shelves surrounding its two windows. There’s also an original wood-burning brick fireplace and parquet floors. After a slight price decrease, this former House of the Day entered contract in December.

Filled with original details like wainscoting, stained glass and built-ins, this next one, an early 20th century house, also has space to offer, both inside and out. The detached house has outdoor space, a wraparound porch, garage and multiple bedrooms in which to spread out. The interior unfolds with spacious first-floor common spaces, seven bedrooms spread on the upper two floors and a finished cellar. The original details are packed into the first floor, where the entry includes a beamed ceiling, massive wood mantel, stained glass windows and parquet floors. This former House of the Day sold in October for the asking price of $1.975 million.

Located on the atmospheric commercial spine of Vinegar Hill, our last one this week is an early 19th century structure offering a storefront with two apartments above. It’s within the petite Vinegar Hill Historic District. Floor plans show the commercial space has an open plan with a half bath at the rear. There’s a full-height cellar below, accessible via the shared hallway staircase. Up the shared staircase are the two floor-through apartments. Both are set up with living rooms facing the street and kitchens in the rear. This former House of the Day sold in November for $1.975 million, which was $175,000 below the original asking price.
