Downtown anchor building sold | News, Sports, Jobs - Youngstown Vindicator

YOUNGSTOWN — Work to remake the former Huntington Bank building, a high-rise that anchors the downtown corner of Market and Boardman streets, into a mix of commercial and residential use is expected to begin in the first part of next year.

“We’re looking at finalizing design in the next month,” Annissa Neider with A. Neider Architecture of Canfield said Wednesday.

Also Wednesday, Platz Realty Group, the Canfield-based real estate firm that had the building listed for sale, announced it sold.

A nondisclosure agreement, said Bill Kutlick, a commercial real estate agent with Platz, prevented him from identifying the buyer or terms of the sale. Kutlick and Adam Divelbiss, also with Platz, handled the sale.

The property was listed in August 2021. Within seven months, there was a fully negotiated letter of intent to purchase.

“The building was in excellent shape,” Kutlick said. “The windows were completely replaced not too long ago; the roof, the same thing, a few years. Mechanicals were in good shape, elevators were in good shape. The condition of the building had a lot to do with the sale.”

According to the Mahoning County Auditor’s Office, the building is owned by Mahoning National Bank of Youngstown. As of Wednesday afternoon, records on the office’s website, which would show a buyer and sale price, had not been updated to reflect the sale.

The transaction also included 16 W. Boardman St., which formerly was a church. That one-story building, built in 1925, also is owned by Mahoning National Bank of Youngstown, according to the auditor’s office. It is listed on the website as storage / warehouse and office space.

In August, Neider presented plans to Youngstown’s Design Review Committee for New York City-based 22 Market Street Ohio LLC to convert the top nine floors into living space and leaving the first four floors as commercial office space, all while maintaining the historic charm of the building that was built in 1910.

The committee OK’d change of use for the building, Neider said.

“The building is a beautiful historic building that will be maintained. Some of the historical elements will even be brought back to their original character. Most of the historical elements are located in the main lobbies and corridors of the spaces,” Neider said.

The residential space will be versatile, Neider said, and should be attractive to students, young professionals or anyone interested in living downtown.
