Innsbruck Mall sold to Ingles-affiliated company for $8.3M - Citizen Times

A company associated with Ingles Markets has bought the Innsbruck Mall property on Tunnel Road for $8.3 million, according to Buncombe County deed records.

The deed transfer, which took place Aug. 17, shows the transfer of the Innsbruck Mall to Sky King Inc., a North Carolina Corporation. That company's address is listed as 2913 U.S. Highway 70 in Black Mountain, the site of Ingles Markets corporate offices and distribution center.

Rumors have swirled for years about a possible sale of Innsbruck Mall, which was built in 1966 and dominates a section of Tunnel Road. While the ground level storefronts are occupied, the multi-story mall building has been largely empty for years.

A hotel is slated for construction in the Innsbruck Mall parking lot.

The deed for the transfer of the mall to Sky King lists the sellers as Douglas D. and Lydia U. Brendle Investments LLC. The Brendle family owned the Brendle's department store chain, including a store that once anchored the Innsbruck Mall.

The first floor of Innsbruck Mall includes businesses ranging from a plasma collection service to Dollar General, Office Depot and Big Lots

In all, the mall at 85 Tunnel Road comprises 213,000 square feet.

In its listing on the North Carolina Secretary of State's website, Sky King Inc. lists its officers as Ronald B. Freeman, Robert P. Ingle II and Ephraim Spielman. Freeman is Ingles Markets chief financial officer and Ingle is the chain's CEO, while Spielman is listed in several documents as Ingles Markets counsel.

Freeman acts as Ingles Markets spokesman. He did not respond Aug. 17 to a request for information on the sale.

The sellers listed on the deed also include S. Floyd Brendle Investment LC, OCC Enterprises LLC, J. David Brendle II and Diane H. Brendle, his spouse.

The deed also shows a conveyance of leases to a nearby McDonald's restaurant, and the Office Depot store.

Ingles operates a grocery store on property adjacent to the Innsbruck Mall. The Black Mountain-based chain operates about 200 stores in six Southeastern states.

A separate deed lists the sale of the Firestone and Burger King sites, both outparcels to the mall, from the Brendles and affiliates to Mineral Springs LLC, a North Carolina corporation, for $3.1 million. 

Mineral Springs LLC has an Asheville address but does not lists company officers. The address is associated with Hildebran Hitchcock, a law firm.
