How much wood does Woodchuck USA chuck to make its unique line of gifts?
Enough that founder and CEO Ben VandenWymelenberg is moving it out of its startup space in former Ry-Krisp factory in Minneapolis and buying a larger plant in St. Paul.
Woodchuck Industrial LLC, an entity related to the wood crafter, closed Aug. 5 on the $3.075 million acquisition of the 50,056-square-foot Class C industrial building at 274 Fillmore Ave. E. The one-story building, completed in 1965 on 3.46 acres, includes three docks, one drive-in door and 16-feet of clear height.
Woodchuck’s website describes the company’s commitment to make products in the United States and protect the environment by donating a tree for every product sold. It has donated more than 2 million trees since VandenWymelenberg started the company five years ago.
Products range from bar and home entertaining items to journals, planners and office accessories to custom packaging.
Eden Prairie-based Interstate Development was involved in finding the location.
The seller was Camada Limited Partners, an entity related to The Vomela Companies, which moved in 2019 to a new 300,000-square-foot headquarters at 245 Minnehaha Ave. E. in St. Paul. Founded in 1947 as a small die-cutting business, Vomela now is a nationwide network of companies offering services from design, prototyping, project management, production and fabricating to installation, and kitting and packaging. Products include store décor as well as promotional, event and transportation graphics.
The price works out to $61.43 per square foot.

Wyoming dialysis center sold in investment deal
A 7-year-old DaVita Dialysis location in Wyoming has sold for $2.49 million in a deal between private investors. The 5,500-square-foot Class C fully leased medical facility was built in 2013 on 14.53 acres 5657 257th St. The location is along the south side of 257th Street, west of Highway 61, on the north shore of Heims Lake.
Manwerk Corp., an entity registered to a home in Shakopee, closed Aug. 4 on the acquisition from DV Wyoming LLC of Edina, the developer and only owner of the facility. CoStar indicates the developer operates from a home in Edina, under the name Labrador Investments Inc.
The current sale price works out to $452.73 per square foot.
Property records indicate the seller bought the site in 2013 for $305,000.

Mankato truck dealership site sells for $6.45M
Truck Center Cos., based in Omaha, Nebraska, is slated to close at the end of August on its acquisition of Altoona, Iowa-based Harrison Truck Centers, which operates eight locations in Iowa and Minnesota. The Minnesota dealerships are in Mankato, Fairmont, Faribault and Marshall. Financial terms of the sale haven’t been disclosed, but the first details of the related real estate transactions have surfaced.
An entity related to HTC closed Aug. 3 on two transactions totaling $6.45 million for the real estate related to its Mankato dealership. The buyer, BCD Properties MN LLC , bought the land and buildings at 2106-2120 Third Ave., 2202 Fourth Ave. and 303 Lundin Blvd., all in Mankato. The property is in the southwest quadrant of Highway 14 and Third Avenue.
The transaction involved two deals related to Harrison’s 2015 acquisition of the operations of Westman Freightliner, a heavy- and medium-duty truck dealer with locations in Mankato, Faribault, Fairmont and Marshall. Butch Westman, former owner of his namesake company, confirmed the sale. He said the original deal included eight buildings, with part of the portfolio acquired in 2017 and the final pieces this month. No details were available about how the portfolio was divided.
Truck Center Cos. has 10 full-service locations in Nebraska, Kansas and Iowa.
An announcement of the sale states that the HTC ownership group will join the Truck Center management team. HTC represents Freightliner, Western Star and Autocar brands. NCP Investment Banking in Des Moines was the financial adviser to HTC in the transaction, according to the announcement.
